Duval Realty Group is an independent brokerage run by broker-owner Carlos Ramirez. With 14 agents and deep roots in Jacksonville's Southside, Mandarin, and San Jose neighborhoods, the team had a reputation for closing deals fast and knowing every cul-de-sac in Duval County. Their client referral rate was 68%, one of the highest in the market.
But organic visibility was nonexistent. When homeowners searched "sell my house Jacksonville" or "real estate agent near me," they found Zillow, Realtor.com, Redfin, and then franchise brokerages like Keller Williams and RE/MAX. Duval Realty didn't appear in the first five pages of results for any non-branded search term.
The brokerage's website was essentially a glorified IDX feed, an MLS integration slapped onto a template with no original content, no neighborhood pages, and no blog. It was functionally identical to 200 other agent websites in the Jacksonville market. Google had no reason to rank it higher than any competitor because it offered nothing unique.

Most real estate SEO focuses on buyers (listings). We targeted the higher-value side: sellers. We created comprehensive guides like "How Much Is My Home Worth in Mandarin?" "Best Time to Sell a House in Jacksonville," "Jacksonville Home Staging Tips for a Fast Sale," and "Understanding Jacksonville Property Taxes Before You Sell." Each piece was 2,000-3,000 words with embedded home value calculators, local market stats updated monthly, and clear CTAs for free home valuations. These long-form guides captured high-intent organic traffic from homeowners actively considering selling.
The IDX integration was creating 15,000 thin, duplicate listing pages that diluted crawl budget. We implemented proper canonical tags, added noindex to expired listings, built an internal linking architecture connecting neighborhood pages to relevant active listings, and created a custom XML sitemap that prioritized original content over MLS feeds.
